Project Manager- Responsible for the performance or management of planning and directing construction projects, utilizing a thorough knowledge of the Construction industry. Schedule and coordinate all design and construction processes, including the selection, hiring and oversight of architects, engineers and specialty trade contractors. Manage, coordinate and supervise the construction process from the conceptual development stage through to final account. Oversee the design and specifications for compliance with the specific project program of requirements and current building codes. Responsible for compilation of preliminary estimates to final construction budgets and controlling the budget through to final account. Procure all necessary permits, coordinate and manage the requirement for personnel, materials and equipment. Review and update schedules as the project progresses. Compile bid documents, review bids, write and award contracts. Knowledge of the Labor Code, health and safety of employees and the general public. Understand Site preparation, evaluate various construction methods and determine the most efficient and cost-effective plan and schedule. Select and coordinate trade contractors hired to complete specific elements of the project which could include structural steel, exterior envelopes, interior finishes including painting and carpet installation to electrical, plumbing and HVAC systems. Determine labor requirements and, supervise or monitor the hiring and dismissal of workers. Oversee the performance of all trade contractors and responsible for ensuring that all works is completed on schedule. Review regularly engineering and architectural drawings and specifications to monitor progress and ensure compliance with plans and schedules. Track and control construction costs against the project budget to avoid cost overruns. Review changes to the project specification and negotiation of all change order requests.
